Case Study on the Installation of Cost Effective Drainmax Surface Water Infiltration Tank in New Housing Estate

Project Overview:

BMS worked with Mulleady Properties to design, install and certify a value engineered 342 m3 capacity surface water infiltration system using BMS Drainmax Tunnels in a new housing development in the Midlands of Ireland.

BMS worked with our client on a design that minimised upfront cost to deliver the best possible value. The system was installed within two days as the excavation restricted construction access.

BRIEF

Design, supply, install and certify a BMS Drainmax Tunnel, 342 m3 (342,000 l) Capacity Surface Water Infiltration system with a big focus on providing maximum monetary value to the client. BMS also supplied a 6 l/s BMS Stormbrake Outlet Flow Control.

VALUE

€20,000 +

Mulleady Properties, one of the Midlands premier Builders/Developers, were developing and constructing a New High Specification Housing Development, in the Midlands of Ireland, consisting of a mix of social and affordable houses. Buter Manufacturing Services (BMS) Ltd. have a long working relationship with Mulleady’s and they contacted BMS in regard to working on the design of custom surface water infiltration solution for the new housing development.

The design remit was as follows:

  1. Focus on cost to deliver maximum up front value to the client.

  2. BMS to provide a full solution from design to installation.

  3. Full Design drawings to be prepared and to be submitted for approval by Cunningham Design and Planning and Longford County Council (Planning Authority).

  4. Design to allow for a quick installation to allow for site constraints.

  5. Design to include BMS Isolator Row Technology to make the system essentially ‘maintenance free’ in conjunction with a BMS Petrol/Oil Interceptor.

Solution & Delivery:

BMS worked with Mulleady Properties to achieve all the above aims:

  1. BMS final design increased the level of stone, which forms part of the storage volume to minimise our clients up front costs. This shows that BMS can customise all designs to suit client requirements, as we have a skilled in house design team. BMS design included detailed hydrographical and surface water run off calculations. BMS have specialist software, that allows BMS to design an attenuation or infiltration surface water management system from first principles.

  2. BMS generated multiple revisions based on client feedback and preferences, which were approved by the Project Engineer and Planning Authority.

  3. BMS installed and certified the full system within 2 days, to minimise site disruption. BMS always have Drainmax in stock, which allows for quick turnarounds from order to installation.

  4. BMS installed its ‘Isolator Row’ Technology to minimise silting of the system and make it essentially maintenance free. Along with meeting structural requirements, this is the most often the overriding concern of planning authorities.

  5. BMS generated a design for a second tank, which will be installed later in the project.

BMS can offer a ‘one stop shop’ for all surface water requirements.  In this case BMS also supplied a BMS 6 l/s BMS Stormbrake Outlet Flow Control.

Operation/Maintenance Details:  BMS Drainmax installations are designed to be maintenance free, which is an important consideration considering the 50 year lifespan of most attenuation systems.  More details can be found in the Drainmax DIBT Certificate or by contacting BMS

Why choose Drainmax for your next project?

  • Ease of Installation: Lightweight tunnels (32 kg) can be lifted by two people and simply overlap for quick assembly—no complex connections required.

  • Superior Value: The system integrates clean stone into the storage calculations, maximising volume while minimising costs.

  • Maintenance-Free Options: Our R&D team developed a unique "Isolator Row" that captures grit and silt at the inlet for easy maintenance via jet washing. This is a key consideration for planning authorities.

  • Certified Strength: DIBT certified for structural integrity, supporting axial loadings of up to 10 tonnes.

BMS can offer a ‘one stop shop’ for all surface water requirements including attenuationinfiltrationinterceptorsvortex oil/silt separatorsstormbrakes and holding tanks from design right through to installation and certification. BMS have an unrivalled 40 years of experience manufacturing and installing surface water and wastewater management systems in Ireland, the UK and 60+ countries around the world.

BMS offer complimentary surface water design consultations and project designs. Please contact us to discuss your project.
